What to have ready.
When applications reopen, prepare your contact information, preferred room, intended move-in date, and references where applicable. Applications are reviewed using consistent rental criteria, including the ability to meet lease obligations and willingness to follow the shared-home standards.

Lease information
A clear plan for the year.
The lease is 12 months. Monthly room pricing is listed on Rooms; utilities and Wi-Fi are included with reasonable use. Management confirms the lease dates, payments, and move-in arrangements before signing.

Student summer discount
Keep the lease. Reduce the summer cost.
The summer option is a conditional discount within the 12-month lease—not a shortened lease. Qualifying residents who will not live at 434 during the designated four summer months may pay $375 per month instead of full rent.

A space for every resident—coordinated clearly.

Residents coordinate departure times, alternate spaces or document another landlord-approved arrangement.
Residents clear their own parking area. The resident using street parking is responsible for the sidewalk, or all residents may agree to rotate clearing the full driveway. Assistance may be available after heavy snowfall by request.

What is included in monthly rent?+
Hydro, natural gas, water and Wi-Fi are included, subject to reasonable-use expectations. Shared spaces are furnished and laundry is available on site.
Is 434 pet-friendly?+
434 Rentals is a pet-free property, subject to applicable accommodation requirements. Smoking and vaping are not permitted anywhere on the property.
Are the rooms furnished?+
Shared living spaces are furnished. Confirm the furnishings included with your chosen private room with management before signing.
How long is the lease?+
The residence is designed around a 12-month lease. Exact dates, rent and all conditions are confirmed in the signed lease.
How does parking work?+
The lower suite and loft are allocated spaces in the backyard driveway. The two main-floor residents coordinate the main driveway and street parking through the signed parking plan.
Can guests stay overnight?+
Overnight guests may be permitted when they do not disrupt the home or interfere with another resident’s parking, comfort or lease obligations.
What are the quiet hours?+
